CONDITIONS OF APPROVAL <br /> LA-94-46 <br /> Cardoza <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to the <br /> recordation of the Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Chandler Martin) <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Office for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed <br /> by a Registered Civil Engineer qualified to practice Land Surveying, per Section 8731 of <br /> the Land Surveyor's Act, or a Licensed Land Surveyor. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> b. The new legal description must reflect correct distances with qualifiers to avoid overlaps <br /> or gaps. <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of 8156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> b. The existing private water wells shall be tested for the chemical dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and <br /> analyzed by a State approved laboratory.
