(4) All parking stalls and directional arrows must be delineated with paint (including existing stalls). <br /> (Development Title Section 9-1015.5[d]) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4] <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Three (3)trees shall be planted and evenly spaced throughout the parking lot. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be II <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6)to seven (7)feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> 2. BUILDING DIVISION <br /> a. GRADING: A grading plan shall be submitted and approved and a grading permit issued by the <br /> Building Inspection Division prior to performing any excavation or filling of earth material. <br /> b. PARKING: The construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). <br /> (4) Provide one van parking space. 1 <br /> Conditions of Approval -2 - PA-02-90 <br />
