(4) All parking stalls and directional arrows must be delineated with paint (including existing stalls). (Development Title Section 9-1015.5[d]) e. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4] f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of State Route 99, shall be installed across the frontage of the project site. (Development Title Section 9-1020) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Three (3)trees shall be planted and evenly spaced throughout the parking lot. g. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be II screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) 2. BUILDING DIVISION a. GRADING: A grading plan shall be submitted and approved and a grading permit issued by the Building Inspection Division prior to performing any excavation or filling of earth material. b. PARKING: The construction Site Plan shall indicate the following: (1) Provide parking for the physically disabled. The space(s) shall be located as close as possible to the primary entrance (C.C.R., Title 24). (2) Provide identification signs for the parking space(s) including the"tow away" sign at each entrance or visible from each space(C.C.R., Title 24). (3) The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). (4) Provide one van parking space. 1 Conditions of Approval -2 - PA-02-90
