CONDITIONS OF APPROVAL <br /> PA-0900197 <br /> Kamboj <br /> Site Approval Application No. PA-0900197 was approved by the San Joaquin County Community <br /> Development Department on October 22, 2009. The effective date of approval is November 1, 2009. <br /> This approval will expire on May 3, 2011, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John L. Funderburg 468-3160) <br /> a. APPROVED USE: This approval is to increase the sign face square footage of(2) two pole signs as <br /> shown on the site plan dated August 26, 2009: <br /> (1) Pole Sign No.1: Increase the permitted sign face square footage from 60 square feet to 260 <br /> square feet. <br /> (2) Pole Sign No.2: Increase the permitted sign face square footage from 60 square feet to 101 <br /> square feet. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. SIGNS: Except for the approved modification of the sign area, sign details shall be consistent with <br /> Chapter 9-17:10 of the Development Title. All portions of any sign shall be set back a minimum of <br /> five (5) feet from any future right-of-way line, including any corner cut-off(snipe). HEIGHT OF SIGNS: The proposed height of the poles sign shall not exceed the permitted height <br /> requirements in the C-FS zone (Freeway Service Commercial). (Development Title Section 9-1710.4 <br /> [e]) <br /> e. PROXIMITY TO OTHER SIGNS: Freestanding signs shall not be placed closer than fifty (50) feet <br /> from any other freestanding sign.
