(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> South State Route 99 East Frontage Road, Lathrop Road, and State Route 99 shall be installed <br /> across the frontage of the project site. The strips shall be continuous except where crossed by <br /> driveways and walkways. <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings.(Development Title Section 1022.4[d][2]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. ACCESS: Access to parking areas shall be provided as follows: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two—way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department assess be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> k. MERGER: Prior to issuance of the Building Permit,both lots shall be merged in one parcel. <br /> I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> Conditions of Approval -2 - SA-01-20 <br />
