This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a manufactured home sales lot with a 1,500 <br /> square foot office as shown on the Plan dated February 26, 2001. (Use Type: Equipment <br /> Sales and Repair, Leisure) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or <br /> properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> (2) Display areas for manufactured homes shall be surfaced with a minimum of four <br /> inches of aggregate base. <br /> (3) A minimum of eight (8) parking spaces shall be provided one of which shall be van <br /> accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (Three (3) spaces are required for every 1,000 feet of <br /> building area. (.67 spaces are required for every employee.) (Development Title <br /> Section 9-1015.3) <br /> (4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty(20)feet long. (Development Title Section 9-1015.5[b]) <br /> (5) All parking stalls and directional arrows must be delineated with paint. (Development <br /> Title Section 9-1015.5[d]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of South Highway 99 East Frontage Road, Lathrop Road, and State Route 99 <br /> shall be installed across the frontage of the project site. The strips shall be continuous <br /> except where crossed by driveways and walkways. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br />
