..r I.-OW <br /> CONDITIONS OF APPROVAL <br /> SA-95-1 <br /> Maraspini <br /> On April 6, 1995, the San Joaquin County Planning Commission approved SA-95-1 subject to the <br /> Conditions of Approval listed below. This approval will expire within 18 months of the date of <br /> approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. Unless otherwise specified, all Conditions of Approval must <br /> be fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. This approval is for a consumer recycling facility as shown on the site plan submitted <br /> January 11, 1995, and as discussed in the expanded project description dated January <br /> 29, 1995. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. A minimum of six parking spaces shall be provided, including one space for the physically <br /> handicapped (4 spaces are required for every 1,000 feet of building area; .67 spaces are <br /> required for every employee). The size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of the Development Title. <br /> d. All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> e. The site plan shall include circulation plans for automobiles dropping off materials and <br /> for trucks picking up materials. <br /> f. The recycling center shall be closed on Sunday. The facility shall be closed to customers <br /> from 5:00 p.m. to 8:00 a.m. every night. No business activities shall occur from 7:00 p.m. <br /> to 7:00 a.m. every night. <br /> g. A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99, Lathrop Road, and State Route 99 East Frontage Road, shall be installed <br /> across the frontage of the project site prior to issuance of the Certificate of Occupancy. <br /> The strips shall be continuous except where crossed by driveways and walkways. All <br /> areas not used for buildings, parking, driveways, walkways, or other permanent facilities <br /> shall be landscaped. Landscaping shall be water efficient and shall comply with the <br /> requirements of Sections 9-1020.8 and 9-1020.6 of the Development Title.
