Submit a Site Plan prepared by a registered civil engineer showing drainage, driveway <br /> access details, on-site parking, landscaping, signs, driveway gates,existing and proposed <br /> utility services, and grading. Storm drainage run-off shall be retained on the site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on the <br /> Improvement Plan. Provide restrooms conforming with all disabled access requirements (CCR, Title 24). <br /> k. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The space shall be located as close <br /> as possible to the primary entrance (CCR, Title 24). <br /> (2) Provide identification signs for the parking space, including the "tow away" sign, <br /> at each entrance or visible from each space (CCR, Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (CCR, Title 24). <br /> 2. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The frontage improvements for South State Route 99 Frontage Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot-wide right-of-way collector <br /> road across APN 218-020-02. (Development Title Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. If it can be verified that the site <br /> was being used within the las two years, a credit will be allowed for the previous use. <br /> The fee currently is $216.12 per daily trip-end generated in the Manteca area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. (Resolutions R-90-304.
