CONDITIONS OF APPROVAL <br /> PA-1300004 <br /> Brian and Gerald Chamberlain <br /> Site Approval Application No. PA-1300004 was approved by the San Joaquin County Community <br /> Development Department on March 15, 2013. The effective date of approval is March 25, 2013. This <br /> approval will expire on September 24, 2014, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". <br /> The Site Plan required as a part of the building permit must be prepared by a resisted civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). Foundation and soils <br /> investigation shall be conducted in conformance with Chapter 18 of the California Building <br /> Code at the time of permit application. A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This application is for one (1) v-shaped, double sided, and illuminated <br /> off premise sign as shown on the site plan dated January 7, 2013. <br /> c. AREA: The signs shall have a maximum area requirement of 672 square feet per sign <br /> face. (Development Title Section 9-1710.6[a][1]) <br /> d. LENGTH: The signs shall not exceed forty-eight (48) feet in length. (Development Title <br /> Section 9-1710.6[a][21) <br /> e. HEIGHT: The sign shall have a maximum height of forty-five (45) feet above the grade. <br /> (Development Title Section 9-1710.6[a][3][B]) <br /> f. SETBACK: All portion of the sign shall be setback a minimum of five (5) feet from future <br /> right-of-way lines, including corner cut-off (snipe), and shall not block pedestrian or <br /> vehicle rights-of-way. (Development Title Section 1710.2[g]) <br /> g. PROXIMITY TO OTHER SIGNS: The space between off-premises signs shall be at <br /> least one thousand (1,000) feet on either side of State Route 99.
