a+ <br /> CONDITIONS OF APPROVAL <br /> LA-01-76 <br /> Alexander <br /> Lot Line Adjustment Application No.LA-01-76 was approved by the San Joaquin County Community <br /> Development Department on October 26,2001,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 27, 2003, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kimberly Wallace, 468-0816) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated September 26,2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor.(Development Title Section.9-872.4) <br /> c. NON-BUILDABLE PARCELS: Parcels 4 and 5 are non-buildable. A Private Right-of-Way <br /> application(Improvement Plan)from the Development Services Division shall be required as pari of <br /> any future Building Permit request. Each parcel shall require a separate Right-of-Way application. <br /> d. FIRE PREVENTION BUREAU: (Contact Person: Steve Dalton,Fire Marshal,209-468-2229) <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
