The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> a twenty-five (25) foot wide right-of-way from the centerline of Clarksdale Road to the <br /> property across the parcel's frontage. (A $350.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) (The fee <br /> due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $ 654.00 per <br /> 1000 gross square foot of building designated as Manufacturing generated in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 7. Applicant shall obtain a Storm Water Pollution Prevention Plan(SWPPP) permit from the <br /> State Water Resources Control Board prior to the beginning of any construction, if more <br /> than 5-acres are disturbed. <br /> 8. The proposed project site is in an area that is subject to historic flooding. The proposed <br /> project will increase the amount of runoff as a result of increasing the impervious surface <br /> area. Therefore, a retention pond with an adequate capacity shall be required for the <br /> additional runoff generated by the proposed project. <br /> 9.
