PA-0900107 OF <br /> MIKE AND LISA DOUGLAS (C/O OF MIKE SMITH ENGINEERING) (APN/ADRESSS: <br /> 017-090-02 & 35, 19146 N. STATE ROUTE 99 E. FRONTAGE ROAD, ACAMPO) <br /> The applicant has submitted the above referenced General Plan Map Amendment pre-application to <br /> amend the General Plan designation of two parcels consisting of 22.61 acres from A/G (General <br /> Agriculture) to C/FS (Commercial Freeway Service). An underlying project has not been submitted at <br /> this time; however, the applicant has indicated that a 130 room hotel and the previously approved RV <br /> resort will be the end use. This review assumes that the intent of the applicant is to merge the parcels <br /> and rezone to C-FS. A rezone to AU-20 (Agricultural Urban Reserve-20 acre minimum) zone is not a <br /> part of this review. <br /> The project site is located on the south side of Woodbridge Road, 600 feet east of State Route 99, <br /> north of Lodi. <br /> The parcels to the north and east of the project site have a General Plan designation of A/G (General <br /> Agriculture). To the west of the project site the parcels have a General Plan designation of I/L (Limited <br /> Industrial). To the south of the project site the parcels have a General Plan designation of A/G <br /> (General Agriculture) and P/F (Public Facilities) on which the Mokelumne River School is located. <br /> The Community Development Department has reviewed the above-referenced pre-application and has <br /> the following comments: <br /> Background <br /> On October 23, 2007 the Board of Supervisors approved Use Permit application No.PA-0500531 for a <br /> Recreation Vehicle Park. The project included an office/managers building, a 2100 square foot <br /> recreation hall, a 2500 square foot managers building, four (4) restroom shower buildings, and a 900 <br /> square foot covered picnic area. <br /> Merger <br /> The proposed project site consists of two parcels on which previously approved Use Permit application <br /> No.PA-0500531 is proposed. The parcels must be merged prior to the issuance of any grading or <br /> building permits under Use Permit application No. PA-0500531.The applicant has been made aware of <br /> this requirement and is in agreement. <br /> 1 <br />
