PA-0500289 OF <br /> SUNNYROSE CHEESE LTD (C/O SANDI DEJONG) (APN: 005-160-11) <br /> The applicant has submitted the above referenced Site Approval pre-application for an <br /> expansion for an existing drive through coffee house (Use Type: Eating Establishments- <br /> Convenience). The expansion will consist of a 960 square foot tent to provide seating <br /> for patrons of the coffee house. The applicant is also proposing to use the northern half <br /> of the property for sales of pre-fabricated sheds and gazebos with 10-15 display <br /> buildings and a 110 square foot sales office on site (Use Type: Construction Sales - <br /> Light). The property is zoned C-RS (Rural Service Commercial) and has a General Plan <br /> designation of C/RS (Rural Service Commercial). <br /> The project site is located on the northwest corner of State Route 99 West Frontage <br /> Road and Woodson Road, Acampo. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> Parking <br /> On December 24, 2003, Site Approval Application No. PA-0300444 was approved for a <br /> 960 square foot drive through coffee house. This application required 6 parking spaces. <br /> The applicant is proposing the addition of a 960 square foot tent for seating at the coffee <br /> house. This addition will require an additional 5 parking spaces. (5 parking spaces per <br /> 1,000 square feet & 0.67 parking spaces per employee). The proposed gazebo/shed <br /> sales business will require an additional 4 parking spaces. (Development Title Table 9- <br /> 1015.3[b]) (4 parking spaces per 1,000 square feet & 0.67 parking spaces per <br /> employee). The combined projects require a total of 15 parking spaces. The applicant <br /> is proposing 24 parking spaces which is adequate for the combination of uses. <br /> I <br />
