USE PERMIT APPLICATION NO. PA-1100043 OF BACHITAR & <br /> JASWINER SINGH, ETAL (C/O MIKE SMITH ENGINEERING)for the <br /> expansion of an existing truck stop facility. The project will include the <br /> demolition of an existing 1,307 square foot fuel and convenience market <br /> and the construction of a new 5,800 square foot fuel and convenience <br /> market. Existing on site uses include a 872 square foot restaurant, two fuel <br /> island stations totaling 2,669 square feet, and ovemight parking facilities for <br /> 25 trucks. No increase to the number of trucks is being proposed. (Use <br /> Type:Truck Sales and Services-Stops). The project site is located on the <br /> east side of State Route 99 W. Frontage Road, 600 feet north of Woodson <br /> Road, north of Lodi (Supervisorial District 4). <br /> Environmental Determination: An Initial Study has been prepared <br /> indicating the project will not have a significant impact on the environment, <br /> and a Negative Declaration has been prepared for the project. <br /> CONSENT 2. MAJOR SUBDIVISION APPLICATION NO. PA-1200032 OF SHEA <br /> MOUNTAIN HOUSE LLC. The proposed Tentative Map would facilitate <br /> c►Lff0 development of approximately 146 acres, or three percent of the area of the <br /> Mountain House community. Approximately 25 acres of the Town Center <br /> would be developed within Community Commercial (C-C)zone uses and 38 <br /> acres would be devoted to Mixed Use (M-X)zone uses. Community Park <br /> (P-F zone) acreage, including the Mountain House Creek Community Park, <br /> would cover about 42 acres of the Town Center. The remaining acreage <br /> would be devoted to roadways and public facilities that are expected to <br /> include a library,the MHCSD administrative offices, police station, and a <br /> transit station. A total of 49 parcels in the Town Center would be created. <br /> The project site is bounded by Byron Road on the north, Mountain House <br /> Parkway on the east, Specific Plan I on the south and west, and the north <br /> bank of the Mountain House Creek Corridor on the northwest.
