LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall no cause a hazard to motorists. (Development Title <br /> Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way with <br /> of State Route 99 W. Frontage Road and State Route 99, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.7) <br /> (2) A minimum ten (10) foot wide planting strip shall be required along all interstate <br /> highways, State Route 99, all on- and off-ramps thereof, and all scenic routes that are <br /> defined in the General Plan. (Development Title Section 9-1020.9) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public right-of-ways, <br /> Screening shall be six(6)to seven (7)feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section 9- <br /> 1022.4[d][21) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) <br /> feet from any future right-of-way line, including any corner cut-off (snipe). (Development <br /> Title Section 9-1710.4[e]) <br /> j. MERGER APPLICATION: A merger application shall be applied for and final prior to <br /> issuance of building and demolition permits. <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building Inspection Division: <br /> (1) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> (2) Provide identification signs for the parking space(s) including the "tow away' sign at <br /> each entrance or visible from each space(C.C.R.,Title 24). <br /> (3) The slope of a parking space shall not exceed '/ inch per foot(C.C.R.,Title 24). <br /> (4) Provide one van parking space. <br /> DC MEMO -4 - PA-1100043 <br />
