f. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of North State Route 99 East Frontage Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of North State Route 99 and the North State Route 99 off-ramp, shall be installed across the frontage of the project site. (Development Title Section 9-1020.9) (3) All areas not used for buildings, parking, driveways,walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9-1020) h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall be marked for one-way traffic only and shall have a width of no less than sixteen (16) feet or be increased to a minimum of twenty-five (25) feet wide to allow two-way traffic. In no case shall driveways designated as fire department access be less than twenty(20) feetwide. (Development Title Section 9-1015.5[h]) (2) Circulation through the property shall be designated as one-way and shall be delineated by a painted surface or signage. i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. j. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Departmentfor a building permit: (1) Fire flow will be provided for proposed buildings by the use of static water supply(NFPA 1231 of the National Fire Code). (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (3) Fire department access to buildings shall be in accordance with Section 902.4. A knox box(key box)shall be installed according to fire department instructions. (4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard 10-1. -2 - SA-99-71 Conditions of Approval
