f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> North State Route 99 East Frontage Road, shall be installed across the frontage of the project <br /> site. (Development Title Section 9-1020.7) <br /> (2) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> North State Route 99 and the North State Route 99 off-ramp, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.9) <br /> (3) All areas not used for buildings, parking, driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall be marked for one-way traffic only and shall have a width of no less than <br /> sixteen (16) feet or be increased to a minimum of twenty-five (25) feet wide to allow two-way <br /> traffic. In no case shall driveways designated as fire department access be less than twenty(20) <br /> feetwide. (Development Title Section 9-1015.5[h]) <br /> (2) Circulation through the property shall be designated as one-way and shall be delineated by a <br /> painted surface or signage. <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. <br /> j. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply(NFPA 1231 of <br /> the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Fire department access to buildings shall be in accordance with Section 902.4. A knox box(key <br /> box)shall be installed according to fire department instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard <br /> 10-1. <br /> -2 - SA-99-71 <br /> Conditions of Approval <br />
