(3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> (4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (5) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> f. LOADING: Two loading spaces shall be provided, one for each warehouse space. Each space <br /> shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the <br /> loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title <br /> Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 West Frontage Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than twenty (20) feet from a property line shall be of one hour, fire-resistive <br /> construction. Openings will not be permitted less than five (5) feet and protected less than <br /> ten (10) feet. <br /> Conditions of Approval - 2 - SA-01-3 <br />
