PROPOSED DEVELOPMENT <br /> We understand that the project will consist of constructing a 13,500 s.f building, septic <br /> system, water well, parking area, and stone pond. A portion of the space will be used for a <br /> cabinetry work shop and the remainder for commercial rental space. We understand six (6) <br /> employees will work in the cabinetry shop and probably six (6) additional persons in the <br /> commercial rental space for a total of twelve(12) employees. These employees will work <br /> Monday thru Friday. It is estimated that no more than ten (10)visitors per day v�Pill utilize <br /> restrooms facilities for the building. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> '— Presently, the property is a vacant field with several large Eucalyptus trees. The land was <br /> owned and part of 25533 Hwy 99 Frontage Road property which operated a fork lift repair <br /> business sometime in the past. Mr. Bob Liebig indicated that he thought the property has always <br /> sat idle. <br /> _ According to the S.J.C. Community Development Department, the property is designated <br /> as a Commercial Recreation Zone which is intended to provide areas for major recreation <br /> oriented commercial activities and associated facilities. <br /> IV. SURROUNDING USAGE <br /> The site is bounded by the Highway 99 West Frontage Road to the west, Highway 99 to <br /> the east, a Chevron gasoline station to the north, and an automotive repair business to the south. <br /> -- The septic system density was counted in a 1 square mile circle centered over the site. A <br /> 1993 United States Geologic Survey(USGS) air photo and a 1989 USGS topographic map <br /> obtained from terraserver(www.terraserver.microsoft.com) was utilized for the survey. The <br /> count indicated that about 202 homes or building clusters exist within one square mile around the <br /> site. It is estimated that the septic system density surrounding the site is approximately 202 <br /> systems per square mile. <br /> The following interviews were conducted with available persons who live or work near <br /> the subject property and/or have knowledge of septic system and water well performance.
