(Development Title Section 9-1150.18[a]) <br /> Cul-De-Sac Streets <br /> Cul-de-sac streets shall have a length not exceeding five hundred (500) feet to one <br /> thousand (1,000) feet, varying inversely with the density of the development, and shall <br /> serve no more than twelve (12) lots, except where existing physical conditions make <br /> such limitations of length impractical. (Development Title Section 9-1150.13[a]) The <br /> proposed Major Subdivision consists of 8 lots. The cul-de-sac street is 988 feet in <br /> length. This is consistent with the requirements of the Development Title. <br /> Next Step <br /> When the applicant is ready to submit a full application for a Major Subdivision, it will be <br /> necessary to do the following: <br /> • Submit seven copies of a completed Major Subdivision application form. <br /> • Submit seven copies (18" X 26") of the tentative map and two reduced copies (8 <br /> '/3" X 11") of the tentative map. <br /> • Submit a Geotechnical Report. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental <br /> Health Department. Submit a receipt to the Community Development <br /> Department showing the study has been accepted by EHD. <br /> • Submit a Soils Suitability Study to the Environmental Health Department. <br /> • Submit the remaining portion of the Major Subdivision application fee. <br /> • Submit a copy of the noise study. <br /> • All oak trees with their diameters will be shown on the Tentative Map. <br /> • Open space setbacks will be shown on the Tentative Map. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues. This information is provided in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimizing processing time.
