GP-96-01 AND ZONE <br /> RECLASSIFICATION NO. ZR-96-01 OF OLDCASTLE PRECAST INC. <br /> ----------------------------------------------------------------- <br /> This is a General Plan Map Amendment from I/L (Limited <br /> Industrial) to I/G (General Industrial) and a Zone <br /> Reclassification from I-L to I-G for a 27 . 9 acre site. The site <br /> is located on the east side of State Route 99 East Frontage Road, <br /> 500 feet north of Munford Avenue. <br /> The underlying project is a Site Approval Application (SA-96-17) <br /> for a pre-cast concrete manufacturing facility with outdoor <br /> manufacturing. Outdoor manufacturing is not permitted in the I-L <br /> zone. However, it may be conditionally permitted in the I-G zone <br /> with an approved Site Approval Application. The nine (9) acre <br /> facility will manufacture pre-stressed concrete piles. <br /> The Community Development Department has reviewed the General <br /> Plan Amendment and Zone Reclassification and will recommend that <br /> the Planning Commission refer these items to the Board of <br /> Supervisors with recommendations of approval. The <br /> recommendations are based upon the project' s consistency with the <br /> General Pan ' s objectives and policies for General Industrial <br /> development. Specifically, the locational criteria for General <br /> Industrial differs from Limited Industrial in that General <br /> Industrial areas must be located in areas served by, or planned <br /> to be served by, full public services. This site is not <br /> currently served by public water, sewage disposal and drainage. <br /> However, The Departments of Public Health Services and Public <br /> Works have indicated that this site is planned to be served by <br /> those services. No Master Plans or Specific Plans apply to this <br /> site. The Zone Reclassification is reasonable and beneficial at <br /> this time. <br />
