k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an S-1 occupancy to a M-1 occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. A licensed architect or registered engineer shall prepare all documents <br /> (2) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> (3) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.0 R., Title 24) <br /> A. Provide identification signs for the parking space(s) including the "tow away' sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> B The slope of a parking space shall not exceed Y. inch per foot(C C R., Title 24) <br /> C. Provide one van parking space. <br /> (4) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1 <br /> (5) Engineered plans required for occupancy change, shop, pond, accessible restrooms, and <br /> parking <br /> 2.
