f LIGHTING Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> g LANDSCAPING: Landscaping shall be provided and comply with the following <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> South 99 Frontage Road, shall be installed across the frontage of the project site <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free <br /> h SCREENING Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. !Development Title Section 9-1022.4[e][2][A]) <br /> i. ACCESS: Access to parking areas shall be provided as follows. <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two—way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department assess be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> j. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire-resistive <br /> construction. Openings will not be permitted less than five (5) feet and protected less than 10 <br /> feet. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). And <br /> U P.0 Section 413. <br /> k UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) A complete review of building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> Conditions of Approval - 2 - PA-0500708 <br />
