CONDITIONS OF APPROVAL <br /> UP-99-8 <br /> Mr. Trucker <br /> Use Permit Application No. UP-99-8 was approved by the San Joaquin County Planning Commission <br /> on September 16, 1999. The effective date of approval is September 26, 1999. This approval will <br /> expire on March 27, 2001, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: KaiLuoma,468-9567) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT." The Site <br /> Plan required as apart of the building permits must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking,landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE <br /> PLAN CHECK LIST'for details). A fee is required forthe Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a personal storage facility and caretaker's residence and a <br /> truck and trailer parking for a maximum of fifty(50)trucks and trailers,a 12,800-square-foot shop <br /> and truck wash, a 5,000-square-foot office building, a fuel island, and outside heavy equipment <br /> storage, as shown on the Plan submitted August 31, 1999. This projectwill be established in two <br /> phases over five years. <br /> (1) Phase 1 is to consist of the personal storage facility and caretaker's residence. <br /> (2) Phase 2 is to include the truck and trailer parking,shop and truck wash,office building,fuel <br /> island, and outside heavy equipment storage. <br /> c BUSINESS LICENSE: The applicant shall secure an approved Business License for the personal <br /> storage operation prior to the initiation of the use. The Business License maybe applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> e. SETBACKS: The following setbacks apply: <br /> (1) A thirty(30)foot front yard setback shall be maintained.
