CONDITIONS OF APPROVAL <br /> PA-0300676 <br /> Barber <br /> Site Approval Application No. PA-0300676 was approved by the San Joaquin County Community <br /> Development Department on August 11, 2004. The effective date of approval is August 21, 2004. <br /> This approval will expire on February 20, 2006, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, [209]468-3154) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect- This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is a for multi-use facility to be constructed in two phases, as shown <br /> on the Revised Site Plan dated March 2, 2004. Phase One is for the conversion of an 1800-square- <br /> foot residence into an office for the sale of agricultural buildings and retail nursery, the conversion of <br /> two thousand square feet of cargo containers into storage buildings for construction contractors and <br /> welding services, the construction of three agricultural buildings for display purposes, parking for 12 <br /> trucks and trailers, and a retail nursery. (Use Types: Construction Sales, Nursery Sales and Service- <br /> Retail; Construction Services-Light; General Indusrial-Limited; Truck Sales And Services-Parking; <br /> and Automotive Sales and Services-Operable Vehicle Storage) Phase Two is for the construction of <br /> a 14,000-square-foot building for automobile repair and painting and the sales and service of farm <br /> machinery. (Use Types: Automotive Sales and Service-Heavy and Equipment Sales and Repair- <br /> Farm Machinery-Sales and Repair) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the following timeframe shall apply: <br /> (1) Building Permit plans shall be submitted within thirty (30) days from the date of approval. <br /> (2) The Building Permit shall be secured (issued)within sixty (60)days from the date of approval. <br /> (3) All Conditions of Approval shall be completed within 180 days from the issuance of the Building <br /> Permit. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use.
