PA-0300676 OF RON BARBER(C/O <br /> BALUSC,LLC)(APN/ADDRESS: 179-172-38;4236 S. STATE ROUTE 99 E. <br /> FRONTAGE ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval for a two-phase mixed-use <br /> project. Phase 1 will consist of truck parking, construction services, operable vehicle storage, <br /> agricultural building display and sales,nursery sales,and the conversion of a residence into an <br /> office. Phase 2 consists of a new warehouse, automobile repair and painting, another office,and <br /> the sale of monument signs. <br /> The site is located on the east side of State Route 99 E.Frontage, 700 feet north of Marfargoa <br /> Drive, Stockton. <br /> The Community Development Department has reviewed the proposed Site Approval application <br /> and offers the following comments: <br /> ENFORCEMENT: <br /> This site is currently being used for outdoor storage of heavy equipment,truck parking, <br /> agricultural building sales and display,and offices without the required land use permits. A <br /> residence is being used as an office,there are three partially finished storage buildings,and <br /> several cargo containers being used as permanent storage that have been built without the <br /> required building permits. An enforcement case has been opened.Enforcement will be deferred <br /> if a new site plan is submitted within thirty(30)days. <br /> NEW SITE PLAN: <br /> A new site plan and project description needs be submitted that clearly shows the uses requested <br /> with an area on the map. Unused portions of the project site,all existing buildings and their uses, <br /> and all proposed structures for each phase must also be shown, including the cargo containers that <br /> will be used as storage buildings and the agricultural buildings that will be used as displays. <br /> 1 <br />
