- - - ` CONDITIONS OF APPROVAL <br /> PA-1000135 <br /> Blanke <br /> Site Approval Application No. PA-1000135 was approved by the San Joaquin County Community <br /> Development Department on September 9, 2010. The effective date of approval is September 19, <br /> 2010. This approval will expire on March 20, 2012, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. 'Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. ' <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Kevin Swanson, [209]468-9653) <br /> a. BUILDING PERMIT. Submit an APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan ` <br /> required as.;a part of the building .permit must show drainage, driveway access details including <br /> i gates, on-sit parking, landscaping, signs, existing proposed utility services, and grading (refer to the <br /> SITE PLAN CHECK LIST"for details). A fee is required for the SITE PLAN review. <br /> b. APPROVED..'USE: This approval is to establish a parking area for up to 35 trucks and 25 trailers in <br /> two phases. Phase 1 to include the construction of a 1,000 square foot modular office building <br /> and the interior remodel of an existing 5,000 square foot maintenance shop. All truck and trailer <br /> parking will gecur in Phase 1. Phase 2 to be completed within 10 years from the date of approval <br /> a includes the.,"qonstruction of a 10,000 square foot maintenance shop, as shown on the revised site <br /> plan dated June 29, 2010. The loading and unloading of trailers is not permitted(Use Type: Truck <br /> Sales and Services-Parking, Truck Sales and Services-Repairs). <br />' c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee i.§',-applicable, the County shall collect the fees before the issuance of any building <br /> a <br /> permits. (Development Title Section 9-1245.2) <br /> d. BUSINESS 410ENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> I (1) Parking's,paces for trucks, trailers and automobiles, and all mayor circulation drive lanes shall <br /> be surfaged and permanently maintained with a minimum of two (2) inches of asphalt <br /> concrete,.-,,over an appropriate base. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. All other areas that are used for vehicular traffic <br /> shall be.surfaced and permanently maintained with a chip seal. <br /> (2) A minimum of 32 parking spaces are required two (2) of which must be handicapped <br /> accessible including one (1)van accessible parking space shall be provided; accessible <br /> spaces shall be located as close as possible to the primary entrance(C.C.R.,Title 24).
