SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Roland Construction to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for the for the proposed <br /> Cheema Freightlines facility located at 4258 and 4274 South Highway 99, Stockton, <br /> California (Plate 1). 3� <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> i According to a San Joaquin County Community Development Department staff report, <br /> the project is described as a Site Approval application for a truck and trailer parking and <br /> maintenance facility with a modular office building and maintenance shop (Plate 2). The �J <br /> facility is planned to serve approximately 35 trailers and 25 trucks. The project will be <br /> completed in two phases. Phase One, to begin immediately, includes grading, <br /> asphalt/concrete driveways, a 1,000-squre foot modular office building, and minor <br /> remodeling of the existing 5,000-square foot shop. An area behind the proposed <br /> building will also be graded, lime treated, and chip sealed for trailer storage. Phase <br /> Two, to begin within ten years, includes the construction of a 10,000-square foot <br /> maintenance shop, as well as related parking and driveways. The business is expected <br /> to operate Monday through Friday from 7:00 a.m. to 5:00 p.m. <br /> Site Description <br /> The Assessor's Parcel Numbers (APNs) for the Site are 179-172-36 and -37. The <br /> property is approximately 6.4 acres in size. The County Site Approval Application <br /> Number is PA-1000135. A shop building, a shed, and a storm water pond are currently <br /> located on the Site; the remainder of the Site is vacant. One water well serves the Site. <br /> A recent aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 30 feet above mean sea level.
