PHASE ONE TO INCLUDE A CATERING TRUCK PARKED
PERMANENTLY ON-SITE, AND A 11,760 SQUARE FOOT BUILDING FOR THE REPAIR OF
CATERING TRUCKS. PHASE TWO TO INCLUDE A 9,060 SQUARE FOOT BUILDING FOR
AUTO TRANSMISSION REPAIR AND STORAGE
4310 S STATE ROUTE 99 EAST FRONTAGE ROAD (APN 179-172-35) PA-0300052 (SA)
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comments:
1 . Should the San Joaquin County require this development be served by City of Stockton
Sewer lines and/or treatment facilities, and if the site's land use is consistent with the
City's General Plan, the property owner shall be required to apply for a City of Stockton
Outside Sewer connection and shall be required to annex to the City of Stockton, or sign
a deferred annexation agreement if the property is not deemed contiguous to the City,
and pay the applicable fees. Further, the owner/developer shall be responsible for all
costs involved in the extension of any sewer mains to serve this project, as required, to
meet City standards. This may include the extension of the sewer main across the
entire frontage of the property.
2. The proposed driveway entrance should not exceed a maximum of 30' in width. Further,
the driveway, parking lot, and all travel areas should be paved to prevent the tracking of
mud and debris onto the public roadway.
3. The owner/developer should install complete frontage improvements including, but not
limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street
lighting prior to occupancy of any new buildings/structures on this site. Should
installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a Deferred Improvement Agreement
whereby the owner/developer agrees to install the required improvements at such tim§tocktoon
as it is practical. uR. .cn,
' llll''
