09/19/2006 15: 48 1209 MAPACHE PAGE 05 <br /> PROPOSED PLANS FOR THE PROPERTY AT 4340 S. STATE ROUTE 99 <br /> 1. New Owners & Good Neighbors: Philip Yee and Shirley Thai recently <br /> purchased the property and business from the previous owner. Mr. Yee and Ms. Zhai <br /> have lived and worked in Stockton for over fifteen years. They intend to be on-site <br /> almost everyday. <br /> 2. Family Style Steakhouse and Restaurant: The new restaurant will be named <br /> Archie's CaM and will serve breakfast, lunch and dinner. Its hours of operation will be <br /> from 5:30 a.m. to 11:00 p.m. The business will be primarily a restaurant with an <br /> ancillary bar. The bar will only serve when the restaurant is open, Mr. Yee and Ms. Zhai <br /> plan to remove the pool tables, operate a family-style steakhouse with a small offering of <br /> Asian cuisine, and generally upgrade the interior. They will not have live entertainment <br /> nor dancing. The targeted clientele will be families and employees working nearby. <br /> 3. Renovation of Restaurant Building: Furthermore, Mr. Yee and Ms. Zhai will <br /> renovate the restaurant exterior, pave and re-stripe the parking area, and change the <br /> signage. Hopefully, these exterior changes, and others in the months to come, will <br /> convey a new image for the property: one that is inviting, family-oriented, and safe. <br /> 4. Replacement of Motel and Mobile Homes with Office Suites: The motels and <br /> mobile homes will no longer be inhabited. Rather, Mr. Yee and Ms. Zhai will <br /> rehabilitate the structures as office suites for business uses. Eventually,new buildings <br /> will replace some of the older structures and bring a unified and neat look to the property, <br /> 5. Application for City Sewer and Water Service: Mr. Yee and Ms. Zhai have <br /> already made application to the City of Stockton for installation of sewer and water <br /> service. This will relieve pressure on the surrounding water wells and eliminate the need <br /> for their septic tanks. <br /> 6. Construction of Buildings for Professional & Clean Industrial Usage: After a <br /> number of years, Mr. Yee and Ms. Zhai will build new professional offices and light <br /> industrial warehouses, generating minimal traffic. The production will include receiving <br /> parts and components, and the assembling of final products for shipment. <br /> 7. Contributing Business to the Growth of the Community: The newly <br /> rehabilitated and renovated business will be a revenue generator to the local governments <br /> as well as a responsible employer of close to twenty employees. <br /> Mr. Yee and Ms. Zhai's plans include investing tens of thousands of dollars in repairs <br /> and renovations to restore the real property and just as many hours of work to reclaim the <br /> neighborhood's trust.
