CONDITIONS OF APPROVAL <br /> SA-99-97 <br /> C. L. Luengo& R. J. Barber JR PTP <br /> Site Approval Application No. SA-99-97 was approved by the San Joaquin County Community <br /> Development Department on February 22, 2000. The effective date of approval is March 3, 2000. <br /> This approval will expire on September 2, 2001, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kai Luoma, 468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a heavy equipment sales and repair facility and a <br /> heavy construction services facility to be constructed in three phases over five years as <br /> shown on the Plan submitted January 20, 2000. Phasing is as follows: <br /> (1) Phase 1: a 1,200 square foot enclosed repair area which is an addition to an existing <br /> 1,000 square foot shop building; a 7,744 square foot outdoor heavy equipment display <br /> area; a 2.5 acre heavy equipment rental display area; a 5,250 square foot contractor <br /> debris box and contractor bin area; and a 2,400 square foot area to temporarily store <br /> trailers. <br /> (2) Phase 2: a 5,000 square foot warehouse. <br /> (3) Phase 3: a second 5,000 square foot warehouse. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, the Site Plans for Phase 1 shall be submitted within 60 days from the date <br /> of the approval letter and the Conditions of Approval met within six months from the date of <br /> this approval letter. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on-site.
