h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. At a minimum, a ten <br /> (10) foot wide planting strip is required along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> (3) Four (4) trees shall be planted, evenly spaced throughout the parking lot. <br /> (Development Title Section 9-1020.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the eastern <br /> three hundred fifty (350) feet of the northern property line. (Development Title Section <br /> 9-1022.4[e][1]). Said wall shall not encroach into the riparian area along Little John <br /> Creek. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two <br /> (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> j. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a <br /> minimum of ten (10) feet from the property line unless there are at least sixteen (16) <br /> feet between the property line and the edge of the traveled roadway, in which case the <br /> setback requirement is waived. <br /> (2) The existing gate at the southern access point shall remain open during business <br /> hours. <br /> (3) All fencing shall comply with Development Code Section 9-1022. <br /> k. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9- <br /> 1505). <br /> I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than twenty (20) feet from a property line shall be of one-hour, fire- <br /> resistive construction. Openings will not be permitted less than five (5) feet and <br /> Conditions of Approval - 3 - SA-99-97 <br />
