PARCEL ONE TO CONTAIN 5.7 ACRES AND PARCEL TWO <br /> TO CONTAIN 21.2 ACRES - 5480 NORTH STATE ROUTE 99 EAST FRONTAGE ROAD <br /> APN 087-030-18 PA-02-143 LA <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> 1 pp does not <br /> have any objections to the proposed lot line adjustment. However, the following information should <br /> be forwarded to the property owner: <br /> 1, Frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to development or subdivision <br /> of this land. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such time as it is <br /> practical. <br /> 2. The site lies within Area of Benefit (AOB) No. 87, Shadow Lake Mobile Home Park Waterline <br /> AOB, which was adopted by the Stockton City Council on December 19, 1994, Resolution No. <br /> 94-0616. The property owner should be aware that this AOB fee will be due and payable at time <br /> of connection to City facilities or time of development or subdivision. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
