2). Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> k. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1). A minimum ten (10) foot wide landscaped strip, respecting the ultimate rights-of- <br /> way widths of State Route 99 East Frontage Road and Hacienda Lane shall be <br /> installed across the frontage of the project site. (Development Title Section 9- <br /> 1020.7) <br /> 2). The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Fifteen (15) trees shall be <br /> planted, evenly spaced throughout the (new) parking lot. <br /> 3). A five foot planting strip is required in the parking lot along the southern property <br /> line adjacent to the masonry wall. (Development Title Section 9-1020.5[e]) <br /> I. SCREENING: Screening shall be provided and comply with the following: <br /> 1). A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> southern property line of APN 087-030-23, adjacent to the parking lot as shown <br /> on the site plan. (Development Title Section 1022.4[d][1]) <br /> 2). All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any comer cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> n. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for <br /> a building permit: <br /> 1). A complete review at building permit submittal will require compliance with <br /> applicable codes and ordinances. <br /> 6 <br />
