Dedication to result in a 20 x 20 fbot YY ide nripe across 20 foot radius curve on the frontage of APN 087- <br /> 030-18 at the intersection of Hacienda Lane and North State Route 99 Frontage Road (east). <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Hacienda Lane shall be constructed in conformance with the standards for <br /> one-half of a twenty-five-foot right of way local commercial street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A <br /> $325.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of <br /> the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works for approval. As an option, the Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of$140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is $182.82 per daily trip-end generated in the Stockton <br /> area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. (Resolutions R-00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable prior to issuance of the building permit. (The fee currently is $490.00 per 1,000 gross square foot of <br /> building designated as Service Commercial. The fee shall be automatically increased on January 1 of each <br /> year through the year 2005 at the rate of 7.66 percent. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal <br /> of verification. <br /> Frontage Road. <br /> 9. A storm drainage retend6n basin shall be provided. The engineer shall provide calculations for said basin. <br /> 10. Applicant shall conform with regulations for the San Joaquin County Discharge Elimination System. <br /> 11.
