CONDITIONS OF APPROVAL <br /> SA-98-65 <br /> Suthar <br /> Site Approval Application No. SA-98-65 was approved by the San Joaquin County Planning <br /> Commission on February 18, 1999. The effective date of approval is February 28, 1999. This <br /> approval will expire on August 28, 2000, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force,and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. <br /> pply.1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit a Commercial Building Permit application. The Site Plan <br /> required as part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect This Plan must show drainage,driveway access details(including gates), <br /> on-site parking,landscaping,signs, existing and proposed utility services,and grading(refer <br /> to the "Site Plan Check List" for details). A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for one off-premises outdoor advertising sign as shown <br /> on the Plan submitted September 25, 1998. The sign will be a single pole and double sided. <br /> It will have a 14-foot by 48-foot sign face and be 45 feet high. <br /> C. SIGNS: All portions of any sign shall be set back a minimum of five(5)feet from any future <br /> right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2Ig1). <br /> d. CALTRANS APPROVAL: Building plans shall be approved by Caltrans, Outdoor <br /> Advertising. <br /> 2 DEPARTMENTOF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) <br /> a. This Site Approval shall expire if and when it is necessary to remove the sign due to <br /> improvementsto the State Route 99 and Hammer Lane interchange,provided the applicant <br /> is unable to relocate the sign pursuant to Condition No. 2.c., supra. Upon expiration of this <br /> Site Approval,the applicant,upon 90 days written notice,shall remove the sign structure at <br /> the applicant's sole cost and expense. In the event the applicant fails to remove the sign <br /> structure,the applicant shall provide access to allow removal of the sign structure and shall <br /> reimburse the County,in full,for the costs and expenses of such removal. <br /> b. A bond in the amount of$5,000 shall be posted and maintained with the San Joaquin <br /> County Departmentof Public Works. <br /> Conditions of Approval - 1 - SA-98-65 <br />
