{ <br /> CONDITIONS OF APPROVAL <br /> MS- 89-21 <br /> Tuleburg Warehouse <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map . <br /> 1 . LOCAL HEALTH DISTRICT <br /> This proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as determined by <br /> the percolation test is required for Health District <br /> approval . A permit for the percolation tests from the <br /> Health District is required . All three lots must have <br /> percolation tests run . <br /> 2 . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required . <br /> b. ( 1 ) All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the <br /> County of San Joaquin. <br /> ( 2) All Improvement Plans and Specifications must be <br /> approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel <br /> Map . <br /> ( 3) If improvements referred to herein are not <br /> completed prior to the approval of the Parcel Map , <br /> the subdivider shall execute an agreement with the <br /> County of San Joaquin insuring the completion of <br /> improvements within one ( 1 ) year after filing the <br /> Parcel Map . <br /> (4 ) Foppiano Lane and North 99 Frontage Road shall be <br /> improved on the subdivision side in conformance to <br /> County Standards of a 60-foot Rural Right-of-Way <br /> Street . <br /> C. ( 1 ) Storm drainage shall be contained on each lot . <br /> ( 2) The drainage system shall meet the requirements of <br /> the County and provide adequate drainage for the <br /> improvements (development ) . The acceptance or <br /> approval by the County of the drainage system does <br /> not relieve the developer (or his engineer ) of the <br /> responsibility of providing an adequate drainage <br /> system. <br />
