CONDITIONS OF APPROVAL TULEBURG WAREHOUSE MS-89-21 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. Local Health District: This proposed division of land shall meet the Rules and Regulations of San Joaquin County Ordinance No. 549 . A per- colation test and a sewage disposal area as determined by the percolation test are required for Health District approval . A permit for the percolation tests from the Health District is required. All three lots must have percolation tests run. 2 . Department of Public Works: a. A parcel map is required. b. ( 1 ) All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. ( 2 ) All Improvement Plans and Specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel Map. ( 3 ) If improvements referred to herein are not completed prior to the approval of the Parcel Map, the sub- divider shall execute an agreement with the County of San Joaquin insuring the completion of improvements within one year after filing the Parcel Map. c . ( 1 ) Storm drainage shall be contained on each lot. ( 2 ) The drainage system shall meet the requirements of the County and provide adequate drainage for the improve- ments (development ) . The acceptance or approval by the County of the drainage system does not relieve the developer (or his engineer ) of the responsibility of providing an adequate drainage system. d. An R-Value Test shall be required. e. Underground utilities are required. Public utility ease- ments shall be as required by the public utility com- panies . f .
