MS-89-21 subject to the required <br /> Findings listed below and with the Conditions of Approval as <br /> attached. <br /> FINDINGS : <br /> 1 . "The proposed map is consistent with applicable general and <br /> specific plans as specified in Section 65451 of the <br /> Subdivision Map Act . " <br /> ° This finding can be made . The proposed subdivision is con- <br /> sistent with applicable General and Specific Plans because <br /> the Community Commercial/Combining zone and the Rural <br /> Residential land use designation permit the proposed divi- <br /> sion. <br /> 2 . "The design or improvement of the proposed subdivision is <br /> consistent with applicable General and Specific Plans . " <br /> This finding can be made . The design or improvement of the <br /> proposed division is consistent with applicable General and <br /> Specific Plans because the design and improvements meet the <br /> minimum standards contained in the General Plan and as <br /> reflected in the tentative map. <br /> 3 . "The site is physically suitable for the type of <br /> development . " <br /> ° This finding can be made . The site is physically suitable <br /> for the type of development because all development <br /> requirements in the County Planning Title and all minimum <br /> County standards are met . <br /> 4 . "The site is physically suitable for the proposed density of <br /> development . " <br /> ° This finding can be made because the General Plan allows <br /> for a maximum density of up to one dwelling for every 1 . 5 <br /> acres in areas designated as Rural Residential . <br /> 5 . "The design of the subdivision or the proposed improvements <br /> are not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat .
