PA-0800108 OF MASJID UMAR FAROOQ (CIO <br /> AMIN MAHMOOD) (APN: 085-300-32) (ADDRESS: 8606 NORTH STATE ROUTE <br /> 99 EAST FRONTAGE ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Use Permit application for a community church <br /> with a maximum capacity of 294 people (Use Type: Religious Assembly-Community)- The <br /> building to be used as an office, prayer hall, classrooms and libraproposed religious assembly consists of the construction of a 13,820 square foot multipurpose <br /> ry. <br /> The 2.01 acre parcel is located on the east side of State Route 99 East Frontage Road, 150 feet <br /> north of Shippee Lane, northeast of Stockton in Morada. <br /> The property has a General Plan Designation of CIG (General Commercial) and is zoned C-G <br /> (General Commercial). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Y <br /> Noise Stud <br /> Development Title Table 9-1025.9.Part 1 lists Religious Assembly as a noise sensitive land use. <br /> A portion of the project site lies within the 65 dBL noise contour for North State Route 99 East <br /> Front Road. The 65 dB contour line along North State Route 99 East Frontage Road is located <br /> 681 feet from the side of the road. The building is 63 feet away from the front property line, which <br /> falls within the 65dB contour line. A noise study is required to determine possible mitigation <br /> measures for any transportation noise source impacts to the project site. The environmental <br /> review will be completed after the noise study,is approved by the Community Development <br /> Department. Mitigation measures identified in the noise study will be included in the conditions of <br /> approval. <br /> 1 <br />
