Only one driveway access to the site should be allowed, and all circulation should be
contained entirely on site. Further, all parking and traveled areas, including access points,
should be paved to ensure that vehicles exiting the site onto public streets are track and dust
free.
2. The owner/developer should install full frontage improvements including, but not limited to,
curb, gutter, sidewalk, driveway installation, pavement widening and street lighting. Said
improvements should be installed prior to occupancy of any buildings/structures on this site.
Should installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a recorded Deferred Improvement
Agreement whereby the owner/developer agrees to install the required improvements at such
time as it is practical.
3. All off-site improvements shall conform to City of Stockton Standard Plans and
Specifications.
We appreciate the opportunity to comment on this application.
JAMES B.
