July 21,2003 <br /> Job Number:LG03-120 <br /> Page 2 <br /> 2.0 PROPOSED DEVELOPMENT <br /> The proposed project will consist of creating six new parcels by a lot line adjustment of the <br /> existing property. Parcel No. 1 through 5 will be two acres each, and Parcel No. 6 will be 70 <br /> acres (Plate 1). Parcel No. 1 through 3 are located in a cherry orchard, Parcel No. 4 through 5 are <br /> located in a walnut orchard, and Parcel No. 6 is included in both cherry and walnut orchards. <br /> Parcel No. 1 through 3 are planned to be sold for residential lots. The remaining parcels are <br /> planned to be kept by Mr. Stagnaro for continued farming of both walnuts and cherries. The on- <br /> site houses and garages will continue to be rented out by Mr. Stagnaro. <br /> The project will be submitted to San Joaquin County Planning by Quartaroli and Associates for <br /> approval. The information regarding the size and layout of the new parcels was provided to our <br /> office by Quartaroli and Associates. <br /> 3.0 PRESENT AND PAST USE OF THE SITE <br /> An interview with Angelo Stagnaro was conducted to ascertain the site history. Mr. Stagnaro <br /> _ indicated that he has owned property since 1964 when he bought it from Mario DePaoli, who had <br /> owned it since about 1933. The land was used for vineyards and a walnut orchard until about <br /> 2000 when Mr. Stagnaro removed the grapes to prepare the land to be sold for residential lots. <br /> Mr. Stagnaro leveled the land where parcels one through three are now located and planted, a <br /> chem orchard last year The walnuts are still present on the property today to continue to be <br /> firmed. Living and storage units exist on the property which are rented out. Mr. Stagnaro <br /> currently farms walnuts and cherries on the property. <br /> The site is designated by San Joaquin County Community Development as a general agricultural <br /> 40 acre zone(AG40). The General Agriculture(AG) Zone is established to preserve agricultural <br /> lands for the continuation of commercial agricultural enterprises. <br /> 4.0 SURROUNDING USAGE <br /> The site is bounded by North Ripon Road to the west, Tide Road to the north, the South San <br /> Joaquin County Irrigation District Right-of-Way on the south, and Murphy Road on the east. <br /> The surrounding area is rural agriculture with orchard and row crops. <br /> ?pE RSO <br /> r 1 <br /> z W <br /> O / <br /> f <br /> �'rSOG� <br />
