CONDITIONS OF APPROVAL <br /> TANNER&SILVIA DAYAK <br /> PA-1100165 <br /> Lot Line Adjustment Application No. PA-1100165 was approved by the San Joaquin County <br /> Community Development Department on October 13, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 13, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two lots as shown on the site plan <br /> dated September 9,2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title Section 9- <br /> 872.2([d]) <br /> d. SECOND UNIT DWELLING: (The following requirements shall apply) <br /> (1) A Second Unit Dwelling application shall be filed for the proposed second residence for Parcel 1 <br /> before the recordation of the "Notice of Lot Line Adjustment". Upon conveyance of the new <br /> deeds the "Notice of Second Unit Dwelling" will be recorded for proposed Parcel 1. Filing Fees <br /> are required for this application. <br /> 2.
