e. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9- <br /> 1505). <br /> f. RIPARIAN HABITAT: Parallel to the Calaveras River, a natural open space area for <br /> riparian habitat and waterway protection shall be maintained to provide nesting and <br /> foraging habitat and the protection of waterway quality. The minimum width of said open <br /> space shall be one-hundred (100) feet, measured from the mean high water level of the <br /> natural bank or fifty (50) feet back from the existing riparian habitat, whichever is greater. <br /> Water-dependent uses may be permitted in this buffer. <br /> The mean high water level and the edge of the riparian habitat shall be shown on the Site <br /> Plan. The open space buffer required above shall be shown on the Site Plans with the <br /> following note: <br /> Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> This condition does not apply to existing legally established uses or structures. Existing <br /> uses or structures shall be shown on the site plan. <br /> g. BUILDING REQUIREMENTS: An inspection was made of the subject property. The <br /> following corrections be made to bring the property into compliance: <br /> (1) Upgrade the entire electrical service including the main and all sub-feeds to the <br /> existing docks. <br /> (2) Repair all ramps and docks to a safe condition. <br /> (3) Floating homes will be required to have a building permit. (Floating homes would <br /> be exempt from building permits and would be considered vessels if thy were <br /> self-propelled and registered with a CF numbers). <br /> (4) The recreational vehicle shall be removed. Recreational vehicles are not <br /> permitted as permanent living quarters. <br /> (5) The existing house shall be converted to storage (under permit). The bathroom <br /> will be allowed if all violations are corrected and the structure remains non- <br /> habitable space. <br /> (6) All trash, junk and inoperative vehicles shall be removed from the property. <br /> 2.
