The three 12 acre <br /> parcels have a General Plan designation of A/G (General Agriculture) and are zoned <br /> AG-40 (General Agriculture-40 acre minimum). The project site is located on the west <br /> side of Ramsey Avenue, 500 feet west of the southern terminus of Vignolo Road, <br /> Stockton. <br /> Antiquated Subdivision <br /> Ramsey Tract is a forty (40) lot subdivision that was recorded on February 9, 1924 (Vol. <br /> 10, pg. 79). The lots range from approximately one (1) acre to twelve (12) acres in size. <br /> The parcels are all under Williamson Act contract and a Notice of Non-renewal was filed <br /> in October of 2002. Two forty (40) foot wide roadways (Ramsey Avenue and Emerson <br /> Road) were dedicated to the Department of Public Works when the subdivision was <br /> originally created. Neither road has been improved to County standards. <br /> Uniform Fire Code <br /> The Fire Prevention Bureau reviewed the proposed project and offers the following <br /> comments: <br /> • Fire department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> • The project will require a fire access road to be completed prior to issuance of a <br /> building permit. <br /> • This project could potentially serve more than t ree (3) residences an� would be <br /> required to comply with the San Joaquin Coun y Development TitleStandard 9- <br />
