-2- <br /> Kerry Sullivan <br /> COMMUNITY DEVELOPMENT <br /> PA-03-144 (SA) <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in: <br /> A. A fifty (50) foot wide right-of-way from the northerly property line of parcels <br /> 089-100-53 & 089-100-54. (A $350.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and <br /> a legal description of the parcel to be offered for dedication.) (The fee due will <br /> be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> B. A twenty-five (25) foot wide right-of-way from the centerline of Ramsey Avenue <br /> to the property line across the frontages of A.P.N. 089-100-44, -48, & -52. <br /> (Development Title Section 9-1150.5) <br /> 3. The frontage improvements for Ramsey Avenue shall be constructed in conformance with <br /> the standards for one-half of a fifty (50) foot right-of-way rural road. The construction of <br /> the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. (A $410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option, the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the <br /> current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 4. The developer shall prepare and record an agreement for notice to future owners for <br /> maintenance of the private road by the owners. <br /> (Civil Code 845(b)) <br /> 5. Runoff from all lots of the subdivision shall be retained either within each lot or in a <br /> regional basin. <br /> NOTE: Any construction activity that results in the disturbance of at least one (1) acre of <br />
