COMMENTS ON DEVELOPMENTS <br /> MS-94-16 <br /> 3. The frontage improvements for Reid Avenue shall be constructed <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of-way Rural Residential Road. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. A <br /> $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the <br /> Grant Deed, recording fee, legal descriptions of Parcels 1, 2 , <br /> 3 , and 4 and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for a fee of $115. 00. <br /> (Development Title Section 9-1100.3) <br /> 4 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. The fee currently is <br /> $1, 651. 00 per single family dwelling unit in the Linden area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> (Resolutions R-90-304 , R-91-1025, R-93-167 and R-94-179) <br /> 5. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 6. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Farmington Fire District <br /> Prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 .
