CONDITIONS OF APPROVAL <br /> PA-1500250 (MS) <br /> MARTINEZ/MONTE K. SEIBEL <br /> Minor Subdivision application no. PA-1500250 was approved by the San Joaquin County <br /> Community Development Department on February 3, 2016. The effective date of approval is <br /> February 13, 2016. This tentative map approval will expire on February 12, 2019, which is three (3) <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated December 11, 2015. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map and recorded as a separate instrument: <br /> All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered a nuisance. <br /> c. LOT WIDTH AND SIZE: The following regulations shall apply to this map: <br /> (1) Parcels 1, 2, 3, and 4 shall have a minimum lot width of 150 feet each, measured at the front <br /> yard setback line. <br /> (2) All parcels shall be a minimum of two (2) gross acres in size. (Development Title Section 9- <br /> 310.3[a]) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 1, 3, and 4, along Parcel 2, <br /> shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> At the time of non-agricultural development of parcel 1, 3, or 4, the entire length of the <br /> private right-of-way for parcels 1, 3, and 4 shall be constructed and maintained to the <br /> standards required by the California Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15[c]) <br /> e. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> The following note shall be placed on the Final/Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> PA-1500250(MS) Conditions of Approval 1 <br />
