Past Uses of the Site <br /> `.. <br /> Based on aerial photographs obtained from the San Joaquin County Surveyor's Office, <br /> the Site was pasture from the 1930s through the 1970s; the house on the Site was built <br /> between 1952 and 1963. As part of the Surface & Subsurface Contamination Report <br /> Update (Live Oak, 2016), Mr. Martinez indicated that he has owned the Site since 2010, <br /> and that during that time it has been used to grow grass for fodder. <br /> Existing and Proposed Septic Tank Usage <br /> Existing Septic System <br /> According to the tentative parcel map (Monte Seibel, 2015), one septic system is <br /> currently located on the Site to serve the house. <br /> Proposed Septic System <br /> Mr. Martinez indicated that he is not planning any new construction for the Site at this <br /> time, beyond building the private road that will lead onto the Site. The future buyers <br /> may wish to build homes; individual septic systems would be required on each parcel. <br /> On-Site Septic Permit History <br /> Live Oak reviewed the San Joaquin County Environmental Health Department well and <br /> septic permit files for the Site address; one permit was identified. The permit, dated <br /> February 2011 , was for a repair to an existing residential septic system. A new 1 ,600- <br /> gallon septic tank replaced the previous tank, and a 40-foot leach line with a three-foot <br /> diameter by 25-foot deep seepage pit was installed. The permit also depicts a well to <br /> the northwest of the house. A copy of the permit has been included in Appendix 4 of <br /> this report. <br /> Existing Septic Tank Usage in the Vicinity <br /> To estimate the existing septic system usage in the area, our office counted septic <br /> systems that exist within approximately one square mile surrounding the property. <br /> Aerial imagery from GoogleEarth was used. Each building cluster on the photograph <br /> was assumed to have one septic system. Using this method, it is estimated that 112 or <br /> more septic systems per square mile are present in the immediate vicinity of the Site. <br /> The general area consists of rural residences and orchard. <br /> Septic Permit History in the Vicinity <br /> Based on a recent review of septic permits on file at the San Joaquin County <br /> Environmental Health Department for nearby properties, it appears that most septic <br /> systems in the area utilize leach lines and seepage pits; one system utilizes a leach line <br /> and a sump.
