PARCEL ONE TO <br /> CONTAIN 81,571 SQUARE FEET,AND PARCEL TWO TO CONTAIN 10,167 SQUARE FEET. <br /> 1580 N REPORT AVENUE (APN 143-150-11 25 AND 261 (PA-0600633) (LA) <br /> The City of Stockton Public Works Department has reviewed the subject Lot Line adjustment <br /> application and offers the following comments: <br /> 1. As a matter of information, the applicant's "PROJECT DESCRIPTION" indicates "a lot <br /> line adjustment between two parcels", while the PORJECT LOCATION identifies three <br /> separate parcels ...and the map further includes APN 143-150-24. <br /> 2. Upon further development, the owner/applicant should dedicate right-of-way along <br /> Report Avenue, within the limits of the site, as needed to provide a 60' roadway section <br /> (30' half section). Full frontage improvements including, but not limited to, curb, gutter, <br /> sidewalks, driveways, pavement widening and street lighting should be installed on <br /> Report Avenue, adjacent to the site, prior to occupancy of any new buildings/structures <br /> on this site. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
