December 5, 2011 <br /> San Joaquin County Community Development <br /> 'TO whom it may concern; <br /> This application is to operate a small bonded winery and tasting room on my property. The <br /> proposal will consist of two phases. <br /> Phase 1 : The V phase will consist of a 1200 sqft area separated and bonded inside my current <br /> farm shop. All winery operations will be conducted here. Also, in approximately 2 years, a small area at <br /> the entrance of the winery will be utilized for wine tasting. The winery will process approximately 5,000 <br /> of gallons of wine per year for the first 3 years and then increase as needed if needed at all. 5,000 <br /> gallons of wine equals roughly 34 tons of grapes. The grapes will come mainly from the Oakley, Ca. area <br /> where my family farms grapes_ The grapes will be delivered in 1,000 lbs bins delivered either by my <br /> family or picked up by me. Truck traffic will be minimal as the bins are delivered from 2 to 8 bins per <br /> load over a 1 to 1-1/2 month period Sept. to Oct. Total will be 60 to 70 bins. Roughly 8-12 bins will be <br /> processed weekly. Therefore, possibly 2 delivery vehicles will be entering weekly.The wine tasting at the <br /> winery will be small as the location of the winery is not on a main road. The hours of the tasting room <br /> should be Thursday thru Sunday 11am to Spm. Hopefully 10 visitors per week will come. Therefore <br /> traffic for the wine tasting will be maybe 5-6 vehicles per week. The bulk of the wine will be sold via the <br /> internet , local, and through distributors. 2,000 cases of wine is equal to 16 full pallets which would fit <br /> inside 2 reefer vans so traffic for distribution will also be minimal. There also will not be any full time or <br /> part time labor at this time as me and my family will handle all operations. If growth is in the future, <br /> then some additional labor may be needed seasonal. Waste water at 2,000 cases is estimated at roughly <br /> 20,000 gallons per year and consists mainly of wash down of the barrels, delivery bins, storage vessels, <br /> and fermentation vessels. The waste water should consist of mainly grape residue, yeast and <br /> fermentation products, soap products, and some sulfur products. The waste water will be dispersed <br /> onto the ground over the 20acre parcel. <br /> Phase 2: The 2"d phase will take place in the future if the winery should outgrow the current <br /> 1200 square feet. This should not happen for 3-4 years. At that time, a 3,600 square foot building will be <br /> built. This building will house a larger tasting area, storage area, larger processing area, more restrooms, <br /> more parking, bigger electrical service , and a drainage system for the wastewater. The 2"d phase will <br /> need to be implemented if the winery surpasses 3,000 cases per year. Each 1,000 case increase will <br /> increase the grape tonnage roughly 16 tons or 32 bins of grapes therefor increasing truck traffic by 1 <br /> truck delivery per week.
