The project site is <br /> located on the north side of River Road approximately one-quarter mile west of Murphy Road, <br /> northeast of the Ripon. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application for each phase of the project.
